This Policy explains how ATRIUM ISTRIA d.o.o. (hereinafter the 'Data Controller') collects, uses and protects your personal data when you visit our website, submit an enquiry form or communicate with our virtual manager (chat widget).

2. What personal data we collect

We collect data in two ways:

A. Data you provide directly:

  • Full name.
  • Contact details (phone number, e-mail address).
  • Information about your project (city, property address, description of works, attached photos, drawings or specifications).
  • The content of messages you exchange with our virtual manager (chat) or through other channels (WhatsApp, Telegram, e-mail).

B. Data collected automatically (through cookies and similar technologies):

  • IP address, browser type, operating system and time of visit.
  • Anonymised data about your behaviour on the website (for example which pages you visited and how long you stayed), collected through web analytics tools.

3. Purpose and legal basis of processing

We process your data only for legally permitted purposes:

  • Preparing an offer and taking steps before entering into a contract (Art. 6(1)(b) GDPR): to prepare an estimate and assess the works based on your enquiry.
  • Legitimate interest (Art. 6(1)(f) GDPR): for business communication and to ensure the stable operation of the website.
  • Consent (Art. 6(1)(a) GDPR): to use analytics cookies (Google Analytics) so that we can understand traffic and improve our service.

4. Use of the virtual manager (AI chat) and automation

To process enquiries more quickly, we use a chat widget ('virtual manager'). Messages, technical details of the property and contact data you enter in the chat may be technically processed through secure third-party automation services (webhook and API). This is necessary solely so the system can correctly understand your request and immediately pass the information to a real team member. We do not use automated decision-making systems that would have legal effects for you.

5. Cookies and tracking technologies

Our website uses technologies that store data in your browser to ensure functionality and analyse traffic. We divide them into two categories:

A. Necessary technical data (LocalStorage)

  • We use browser local storage for the chat widget and to save your privacy settings.
  • It creates an anonymous session identifier so that you do not lose chat history if you accidentally refresh the page.
  • This data is technically necessary for the chat to function and for remembering your choice in the privacy banner; it is not used to track you across other websites.

B. Analytics cookies (Google Analytics 4 and Google Tag Manager)

We use these technologies to understand how visitors use our website (for example the number of visitors and traffic sources).

  • These cookies collect data in an anonymised form.
  • Google Tag Manager, analytics storage and our analytics events are enabled only after your explicit consent to analytics.
  • You can delete cookies at any time in your browser settings or disable tracking using the Google Analytics Opt-out tool.

6. Sharing data with third parties

We do not sell or rent your personal data. Data may be shared only with trusted partners:

  • Secure web hosting providers.
  • CRM system providers and communication automation service providers.
  • Web analytics providers (Google Ireland Limited) for statistical processing.

All our partners are bound by strict confidentiality agreements and process data within the European Economic Area (EEA) or in accordance with approved EU security standards, such as the Data Privacy Framework for transfers to the United States.

7. Data retention period

  • Enquiry and chat data is stored while communication with you is ongoing. If we start working together, the data will be retained in accordance with Croatian tax legislation.
  • Data collected through analytics cookies is stored according to Google Analytics settings (most commonly up to 14 months), after which it is automatically deleted.

8. Your rights under the GDPR

At any time, you have the right to access, rectify, erase ('right to be forgotten'), restrict processing, data portability and withdraw consent for the use of analytics cookies.
